Physical Inspections

Properties are required to have physical inspections every 90 days (HOA’s excluded). District Managers, Area Managers and Property Managers inspect every unit and every building with a master checklist for each unit. Any maintenance issues are noted and addressed and any housekeeping concerns result in a re-inspection that could result in lease termination if the resident does not comply with standards of a clean and safe home.

An outside inspection of all buildings, playground and green areas, parking areas and laundry facilities are also performed at this time. The Regional Manager tracks needed repairs/issues so any problems are resolved within thirty days.

On-site Management

Most Property Managers live on site, or in the area where the property is located. Managers work on-site, and are required to “walk” the property daily to maintain personal contact with residents and scrutinize parking areas, buildings and green space for any maintenance needs and upkeep of the property’s appearance. Litter is not tolerated and is policed regularly. Maintenance personnel also assist in daily interaction with almost all maintenance personnel residing on-site.

SDMC supervises all outside contractors when projects outside of the scope of daily maintenance such as roof and gutter work, landscaping, pest removal and pressure washing are needed. Any work needed at a property requiring additional costs is approved by the owner before commencing.

HOA’s also receive their share of attention with management personnel attending board meetings, and performing weekly grounds inspections that include playgrounds, pool areas, waste containment sites, parking areas, and the exterior of resident buildings to be sure there are no HOA infractions and to maintain a consistent and attractive overall appearance. Managers serve the board at their request.

Compliance and Education

SDMC is a strong believer in education. Reese is the current President of SAHMA, affordable housing’s support organization. All employees that interact with residents are trained yearly on Fair Housing, whether they are affiliated with HOA’s, affordable or conventional properties. Conventional Property Managers are encouraged to participate with their local apartment association, maintain their Property Manager’s license, attend housing seminars, and keep abreast of market trends, advertising and social media.

Tax credit, Sec 8 and Rural Development properties attend SAHMA and USRDA conferences yearly, and appreciate company paid training to achieve accreditations such as FHC, CPO/ACPO, NAHP and NAHP-e, and SHCM. Employees are also trained in all aspects of EIV, REAC inspections (Property Managers and Maintenance personnel both attend REAC classes), and MOR’s. SDMC also employs Compliance personnel to insure HUD, Rural Development and Tax Credit procedures are correct and current.

SDMC knows it is only as good as the people who work there. The company has generous benefits and enjoys a yearly Managers’ Meeting held in various locations in the southeast such as Charleston, Savannah, Asheville and Myrtle Beach. The meeting includes company procedural training, motivational classes or speaker, and an open forum to discuss current issues, company policies and employee interaction to share experiences and knowledge. It is also a time of appreciation for all of the SDMC family for their dedication to their jobs and coworkers. Employee turnover at SDMC is almost nonexistent.

Resident Responsibility

The resident is the motivator of the housing industry. SDMC treats their residents with respect and courtesy. Property Managers with elderly/special needs residents receive specific training to assist their residents. Most of these properties have Service Coordinators that help the residents obtain health services, transportation, social security benefit help and social assistance programs.

SDMC is also proud to provide affordable properties with HUD Neighborhood Network Resource Centers that supply technology, training resources and educational opportunities to allow residents to “move in, move up and move out”. Conventional properties have policies in place to maintain desirable living facilities to the benefit of the owner and the resident. Every SDMC managed property has a posting on the front door or window listing the cell number of the Property manager, Regional Manager and President. Any issue not adequately addressed on the property level is immediately handled by upper management. Resident satisfaction is our top priority!
